Khalsa Estates is a California real-estate investment firm that manages residential rentals. Like most growing landlords, it ran on a single fragile spreadsheet — until that stopped scaling.
The challenge
Rent roll, leases, payments, and maintenance all lived in one workbook, with no safeguards and no single source of truth. California compliance deadlines — rent caps, the 21-day deposit return — were tracked by hand, and owner financials had to be assembled manually.
What we did
- Built a private, invite-only property management platform on Next.js and Supabase, with access control enforced at the database level.
- Migrated the full portfolio in: rent ledgers, leases, tenants, maintenance, and vendor records with a live operations dashboard.
- Built in owner profit-and-loss statements, year-end vendor tax totals, deposit disposition, and California compliance warnings.
- Automated the routine — monthly rent charges, lease-renewal tasks, and compliance flags now surface on their own.

- The firm runs on one reliable system instead of a spreadsheet, with its full rent history migrated in and reconciled at go-live.
